QUESTIONS

Q: Can we customize the space on one of your floor plans to better suit our needs?

A: Yes! We are a semi-custom homebuilder. We are able to make structural and design changes to make the home better suit your needs. Whether that be adding a bedroom, enlarging a space, adding more storage, or reworking the layout of the kitchen or laundry room!⁣

Q: Do you have a Design Center?

A:Yes! Our beautiful design center is located in our corporate office. We have an incredibly talented design team that is available by appointment to offer design center previews and selections appointments. We offer a wide variety of beautiful finishes and constantly maintain current market trends.

Q: What features come included in your homes?

A: Our homes standard features include; tray ceilings, 18x18 tile flooring, open kitchen, maple flat panel cabinets, select lighting features, level 1 granite with coordinating 4” granite splash, chrome framed glass shower enclosure plus a freestanding or garden tub, and much more.

Q: What kind of kitchen cabinets and countertops do you offer?

A:We have premium maple flat panel 42" upper cabinets in your choice of 8-10 different colors, and your choice of beautiful granite natural stone countertops. Upgrades like cabinet glazing and quartz are also available.

Q: What kind of energy efficient features do your homes have?

A:Our homes meet or exceed codes for energy efficiency including energy efficient hot water heater, 15 SEER AC with programmable thermostat, double pane low-e windows, R-11 wall insulation and depending on community, R-30 ceiling insulation or open-cell spray foam insulation. These energy efficient items help save you money on your new home over the long run.

Q: What is the price range for a Sunrise Home?

A:Sunrise Homes provides a variety of floor plans to choose from ranging in size. Price ranges of our homes start from low $200s to over $500 depending on size, location, community and the amount of personalization. We also offer a build on your lot program for home sites outside of our master communities.

Q: Which communities have HOA fees?

A: All of our communities have HOA fees that are different depending on which community you are interested in. We will discuss the details of the HOA with you further along the building process depending on which community you choose.

Q: Is there a CDD in your communities?

A: All of our communities offer no CDD!

Q: What kind of warranty does Sunrise Homes offer?

A: 2-10 Home Buyers Warranty - Long Live Happy Homes!

Q: How much do I have to put down?

A: We normally require 10% down, but it depends on the community. Our preferred lenders can pre-qualify you and let you know what you need to put down depending on the community and loan program you choose.

Q: How long is the building process?

A:The timeline for building depends on each community, floorplan, or whether it is an inventory or custom from the ground up as some require additional time. On average, our standard homes take approximately 6-8 months to construct. However, this is dependent on factors such as HOA requirements, the amount of personalization, permitting, zoning, inspections, weather, and holidays. The best way to understand the timeline is to speak with one of our Sales Agents.

Q: Do I need a Realtor?

A: The choice is yours. Sunrise Homes works with homebuyers that have realtors and ones that do not. Rest assured, if you do not have a realtor, our Sales Agents will guide you through the process to ensure that you understand each component of new home construction and answer any questions that you may have before, during, and after purchasing your new home.

Q: If I have a real estate agent, do they need to visit with me?

A: In order for your real estate agent to receive commission from Sunrise Homes they must be the procuring cause of visit and must accompany you upon first visit of a model home at which point your realtor must complete a Sunrise Homes Registration Form.  

Q: What is the benefit of using a preferred lender? Do I have to use your lender?

A: There are several benefits of using a preferred lender such as competitive rates, reduced fees, and superior customer service. Preferred lenders also understand the local market, builder's process, and can assist in on-time closings. We already have lenders set up in our system for a streamlined process, ask our Sales Agents for more information on which preferred lenders we work with. You are not required to use our lenders; however, we do strongly encourage it.

Q: How big are the lots in Hickory Breeze versus Lake Toscana?

A: The lots in Hickory Breeze are oversized with more setbacks between homes and fall just under a quarter of an acre of land whereas the lots in Lake Toscana vary between half an acre or an acre of land with lake or conservation view.  

Q: I have a lot that I would like to build my dream home on and am looking for a builder. Can you build on my lot?

A:Yes! Sunrise Homes has a build on your lot program.
