Where do you offer your Build-On-Your-Lot program?

Sunrise Homes specializes in Eastern Hillsborough County. We currently build on your lot in the following locations. Balm, Brandon, Dover, Durant, Gibsonton, Lithia, Mango, Plant City, Riverview, Seffner, and Valrico.

How much will it cost to build my new home?

The costs for your new home are calculated as the total sum of the: (1) Base price of the floorplan you select, + (2) The cost of any additional options or upgrades you select, + (3) The cost of the site work associated with the construction of your new home.

What is included in my new home?

Your new Sunrise home will include many of the features and amenities expected by today’s discerning buyer, such as professional grade stainless steel appliances, porcelain tile in all wet areas, and a spa-like owner’s bath. Please see our On Your Lot Standard Features for more details. In addition, you will have a number of options to choose from as you designate the selections and finishes for your new home.

What options will I be able to choose from when building my new home?

You will be able to select all of the finishes for your new home including cabinets, countertops, flooring, plumbing, and more. You will also be able to choose the locations of all lighting, cable and telephone outlets, etc. We can also accommodate several other customizations to your home such as sound systems, built-ins, and upgraded landscaping packagcs. Please ask your sales consultant for more information on available options.

When will I complete selections for my new home?

All selections must be complete prior to starting construction on your new home. Additionally, any structural changes that affect the building permit, such as moving walls, or adding a bathroom, must be finalized prior to contract signing in order to include the changes in our permit submissions.

How long does the process of building a new home take?

Typically, it will take 6-8 months from the time you sign your contract until your home is completed. Approximately 2 months are needed to complete all design work and receive permitting, followed by approximately 5-7 months of construction time.

How does payment for my new home work?

All of our On Your Lot builds utilize a payment draw schedule or Construction to Permanent Mortgage (CP) loan. A CP loan is a three-stage process that allows you to Finance the construction of your new home by locking your interest rate and closing on your loan before construction is started; unlike other types of new construction mortgages. This is a one time closing with no need to re-qualify at the time that your loan converts to a permanent mortgage upon completion of your new home. Funds are dispersed during construction to cover the cost of building your new home and interest is only paid on the outstanding balance. Upon the completion or construction, your loan will convert to a permanent mortgage.

Do I have to use your preferred lender?

We do not require that you use our preferred lender, however, using our preferred  lender will result in a builder contribution towards your closing costs. Ask your sales consultant for more information on who our preferred lenders are and the builder contribution toward closing costs.
